Invest smart: only 6% VAT at prime locations!

Good news for homebuyers and investors!

The reduced VAT rate of 6% for demolition and reconstruction projects becomes definitive as of 1 July 2025. Whereas for new construction you normally pay 21% VAT on the construction value, you now save 15% VAT on projects involving demolition and rebuild.

That’s tens of thousands of euros freed up for furnishing, landscaping or... just peace of mind.

3 possible scenarios eligible for the 6% VAT rate:

  1. Purchase by an individual intending to use the house/apartment as their sole and own residence for at least 5 years; or
  2. Purchase by an acquirer (can also be a legal entity) with the purpose of long-term rental (minimum fifteen years) to a social rental agency, etc.; or
  3. Purchase by an acquirer (can also be a legal entity) with the purpose of long-term rental (minimum fifteen years) to an individual who registers their domicile there.

Points of attention:

  • For situations (1) and (3), the maximum habitable surface may not exceed 175 m², but this does not apply to situation (2), where there is no surface restriction.
  • In this final regulation, effective 1 July 2025, the buyer’s relationship status no longer matters. For multiple buyers — e.g. a couple — each buyer is checked individually for eligibility. If one partner owns another property, the other, who owns none, can still benefit from the reduced VAT rate for their share.
